NOTARY FEES
In the Canton of Bern, the fees for notarial services are legally regulated and governed by the Ordinance on Notarial Fees (GebVN). The tariff system ensures that the cost of the same notarial service is uniform and transparent throughout the canton.
Specifically, the fee for the preparation of public deeds involving transactions with a monetary value is determined according to a graduated framework tariff (Appendices 1, 2, and 4 GebVN).
For public deeds without a monetary value and for mortgage agreements, fees are calculated based on the time required, combined with a minimum fee. All other services are billed according to the work involved.

In addition, cadastral transactions are subject to land registry fees. These are regulated in the Ordinance on Fees of the Cantonal Administration (Gebührenverordnung; GebV), in particular Appendix 4B (Fee Tariff of the Land Registry Offices).

By law, we are required to collect the property transfer tax (1.8% of the purchase price) from our clients and forward it to the Land Registry Office. Details regarding the property transfer tax can be found in the Property Transfer Tax Act of the Canton of Bern (HStG).

After the completion of a transaction, you will receive a detailed invoice from us.
We are, of course, happy to provide information regarding the expected fees for a public notarisation and the associated expenses and charges.

As part of our notarial services, we also advise you on tax matters relating to real estate capital gains tax, property transfer tax, and gift and inheritance taxes.
